Can you still buy in Emaar Coral Towers?

Emaar Coral Towers can only be bought on resale. Emaar’s Coral Towers page marks both the available units and the price as “Sold Out”, so a buyer in 2026 deals with an existing owner, through an agent or directly, and the apartment is transferred into the buyer’s name.

Emaar began issuing DHA membership to Emaar Oceanfront residents in September 2020, and DHA Karachi’s transfers page names “Emaar Giga Apartments” in its list of transfer types. Budget for transfer charges and taxes on top of the agreed price, and ask an adviser to quote them for the specific apartment.

When were Emaar Coral Towers completed?

Emaar gives 2019 as the completion year for Emaar Coral Towers. Zameen reported in September 2019 that both Coral buildings were ready to move into while Pearl and Reef Towers were still under construction, so Coral Towers were the first towers finished at Emaar Oceanfront.

Some secondary sources give earlier dates. Wikipedia’s list of Karachi’s tallest buildings gives Coral Tower 2 as 2016 and Coral Tower 1 as 2018.

How many floors do Emaar Coral Towers have?

Emaar does not publish a floor count for Emaar Coral Towers, and the other sources disagree. A 2011 Zameen report on Emaar’s post-tension construction method described a 27-storey Coral Tower, Wikipedia’s list of tallest buildings gives 28 floors and 107 metres for each tower, and Wikipedia’s Crescent Bay article says 38 storeys.

Each Coral tower has three high-speed lifts plus a service lift, according to Emaar’s brochure. Confirm the floor of any apartment you are offered against the title documents.

Emaar Coral Towers unit types and sizes

Emaar’s Coral Towers brochure shows one-, two-, three- and four-bedroom apartments, two penthouse types and two-level townhomes. The sizes below are Emaar’s “unit area”, which excludes a share of the common areas; the brochure’s “total area” adds roughly 200 to 1,700 sq ft depending on the unit.

Emaar’s 2022 community page says 134 of the 284 Coral Towers apartments are full or partial sea-facing. Some sellers on Zameen describe their apartments as marina-facing, and a resale listing may quote either the unit area or the total area, so check which figure an asking price is based on.

Emaar Coral Towers resale prices as of October 2026

Coral Towers asking prices on Zameen had a median of PKR 32,222 per sq ft across 75 listings created between 7 September and 30 October 2026, with the middle half between PKR 28,386 and 34,530, according to the Waterfront Karachi price report. A smaller read of 26 listings on Zameen’s Coral Towers page on 31 October 2026 gave a median of about PKR 30,500 per sq ft and the unit prices below.

These are listing asking prices written by sellers and agents, and the price agreed on a Coral Towers apartment can differ. One-bedroom apartments carry the highest price per sq ft, and the top asking price, PKR 10 crore, came from one listing for a 3,853 sq ft sea-facing four-bedroom. Emaar Coral Towers rent

Zameen showed 49 Emaar Coral Towers flats for rent on 31 October 2026. The 16 Coral listings Waterfront Karachi read asked from PKR 185,000 a month for a one-bedroom of 1,072 sq ft to PKR 450,000 for a three-bedroom duplex townhouse.

Two-bedroom apartments were listed at PKR 225,000 to 300,000 a month, three-bedrooms at PKR 270,000 and four-bedrooms at PKR 350,000 to 400,000. These are asking rents listed in October 2026, and agreed rents can differ.

Emaar Coral Towers service charges

Emaar does not publish a service or maintenance charge for Emaar Coral Towers. The Coral Towers brochure lists a maintenance and facility management service and CCTV in the common areas, without a rate.

Sellers occasionally quote a monthly maintenance figure in Coral Towers listings, but no official schedule was available as of October 2026. Ask the seller for the latest maintenance bill and a clearance letter before you agree a price.

Emaar Coral Towers amenities

Emaar lists an outdoor swimming pool, a children’s pool, a gymnasium, a business centre, a communal barbecue area and a children’s play area at Emaar Coral Towers. The brochure adds a function room, a guest suite, private gardens and a resort-style pool deck ringed by a park walkway.

• Three high-speed lifts per tower plus a service lift
• Fitted wardrobes in every bedroom and a fitted kitchen with a marble bench top

Coral Towers residents also share the Emaar Oceanfront promenade, parks, jogging tracks and access to the community beaches.

Where are Emaar Coral Towers in Emaar Oceanfront?

Emaar’s brochure describes Coral Towers I and II as standing on the sandy beaches of the community’s bays, and the same 2020 brochure gave the Emaar sales centre’s address as 3 km off Village Restaurant in DHA Phase VIII Extension. Emaar Oceanfront, sold as Crescent Bay until its renaming, shares this stretch of DHA Phase 8 coast with HMR Waterfront.

The Do Darya restaurant strip is about two minutes’ drive from the Emaar gates, according to a 2022 Zameen guide, and Abdul Sattar Edhi Avenue, the coastal road DHA renamed from Beach Avenue in 2016, runs from Khayaban-e-Ittehad to Do Darya.

Towers next to Emaar Coral Towers

Emaar Coral Towers share Emaar Oceanfront with Pearl Towers and Reef Towers, both sold out, with Emaar reporting that handover has started in the first two towers of each. Panorama and The Views are sea-facing Emaar Oceanfront towers due for occupancy in 2026, with apartments from 1,547 and 1,320 sq ft respectively, and Park Edge is scheduled for completion on 30 May 2028.
