HMR Waterfront vs Emaar Oceanfront at a glance

HMR Waterfront and Emaar Oceanfront sit side by side on the coastal belt along Abdul Sattar Edhi Avenue in DHA Phase 8, Karachi, and DHA lists both on its Phase 8 current-projects page. Who develops HMR Waterfront and Emaar Oceanfront?

HMR Waterfront is developed by HMR Group, led by chairman Dr Haji Muhammad Rafiq Pardesi, with Hasnain Pardesi as chief executive. Most of its residential towers are joint ventures with Karachi builders such as Saima, AA Builders and Metro Group, while H1 Tower is HMR’s own flagship and Giga Group builds Goldcrest Bay Sands on three plots. HMR’s sales team says Total Construction, a Paragon subsidiary, manages construction across every tower.

Emaar Oceanfront is developed by Emaar Pakistan, a subsidiary of Emaar Properties of Dubai. Emaar’s brochures name the Karachi company as Emaar Giga Karachi Limited, while DHA’s project page calls it Emaar Karachi Limited. Emaar began issuing DHA membership to its residents in September 2020.

Which towers are complete at HMR Waterfront and Emaar Oceanfront?

Emaar Oceanfront has completed and occupied towers, and Emaar says the community is already home to more than 1,000 families. Coral Towers I and II were completed in 2019, and Emaar reports that handover has started in Pearl Towers 1 and 2 and Reef Towers 1 and 2. All three projects are sold out, so buying there means a resale; see the Emaar Coral Towers page for that tower.

HMR Waterfront has no completed tower yet. HMR’s sales team said in October 2026 that two towers’ structures are complete with finishing under way, and that three to four more are close to structural completion. The first handover is H1 Tower in June 2027.

What is on sale at HMR Waterfront and Emaar Oceanfront, and at what price?

At HMR Waterfront, new apartments are on sale in three beach-facing towers as of October 2026: Beach Terraces by Metro, The Tilt and Goldcrest Bay Sands II. HMR’s deep-sea-facing towers, such as Saima Tower and AA Waterfront, sell only as resales or cancellations.

At Emaar Oceanfront, Emaar lists limited stock in Panorama and The Views, plus Park Edge and Park Grand. Emaar publishes starting prices per apartment and no price per sq ft. Emaar updated its Park Edge and Park Grand pages on 30 October 2026, while the Panorama and The Views pages were last updated in September 2025.

For a per sq ft comparison, Zameen’s price index for Emaar Crescent Bay, the community’s former name, put the average at about PKR 39,600 per sq ft in August 2026. Zameen builds the index from asking prices on its listings and does not publish its method, so Emaar’s own quote for a specific unit can differ. The Karachi waterfront price report for October 2026 tracks both communities tower by tower.

HMR Waterfront and Emaar Oceanfront payment plans

HMR Waterfront’s standard plan for its pre-launch towers collects 90% of the price during construction and 10% at handover, as of October 2026. Buyers pay 20% down (at booking or over three months), about 55% in monthly instalments, 7.5% when the structure is complete and 7.5% when finishing starts. HMR can approve up to 15% at handover, and The Tilt’s plan runs 48 monthly instalments from December 2026.

Emaar Oceanfront sells Park Edge on a three-year payment plan, and Emaar’s Park Edge page shows a 10% down payment followed by 14 instalments. Park Grand’s page, updated on 30 October 2026, shows 10% down, 65% in 10 quarterly instalments and 25% at handover. Emaar does not publish plans for Panorama or The Views on their pages, so ask Emaar’s sales team or an adviser for the current schedule before booking.

Handover dates and construction status at HMR Waterfront and Emaar Oceanfront

Emaar Oceanfront’s next completions are Panorama and The Views, both listed for occupancy in 2026. Park Edge has a scheduled completion date of 30 May 2028, and Emaar’s community page also lists Park Grand for occupancy in 2028.

In October 2026 HMR’s sales team said AA Waterfront’s 37-storey structure was complete with finishing started, and Saima Tower had reached its 36th of 40 floors. HMR’s sales team says the sale agreement gives one year of grace after the handover date, after which HMR pays the buyer market rent. The same team says DHA requires the whole of HMR Waterfront to be built by 2033, or 2035 with the grace period.

Where are HMR Waterfront and Emaar Oceanfront in DHA Phase 8?

HMR Waterfront and Emaar Oceanfront sit side by side on Abdul Sattar Edhi Avenue, the coastal road that runs straight from the Dolmen Mall Clifton clock tower towards Do Darya. HMR’s sales team says that after the U-turn on that road a driver reaches HMR Waterfront first, then the Emaar site. Developer addresses place HMR Waterfront in Zone D of DHA Phase 8.

Emaar’s community page puts Panorama about 10 minutes from Dolmen Mall Clifton. A 2022 Zameen guide put Do Darya two minutes’ drive from Emaar Oceanfront, and HMR Waterfront lies on the same road. The DHA Phase 8 guide covers the rest of the phase.

Living at HMR Waterfront and Emaar Oceanfront now

Emaar Oceanfront is a lived-in community today, with more than 1,000 families according to Emaar. Emaar’s community page lists a promenade, parks and plazas, sports and jogging tracks, a gym, shopping and secure access to common beaches, and places Panorama five minutes from schools that the page does not name.

HMR Waterfront has no residents until H1 Tower hands over in June 2027. Its master plan includes a private beach, a ground-plus-four clubhouse, a 1.6 km promenade, its own grid station and a reverse-osmosis water plant, with 43% of the land kept green. HMR estimates maintenance at PKR 35 to 40 per sq ft per month once the community is running.

Should I buy at HMR Waterfront or Emaar Oceanfront?

A buyer who wants to move in or rent out soon has completed stock only at Emaar Oceanfront, through resales in Coral, Pearl and Reef, or in Panorama and The Views as they reach occupancy in 2026. At HMR Waterfront, the earliest keys are in H1 Tower in June 2027, bought as a resale or cancellation.

A buyer who prefers to pay in instalments over four years has more new stock at HMR Waterfront, where 90% of the price falls due during construction and handover in Beach Terraces by Metro and The Tilt is December 2030. Emaar’s Park Edge offers a three-year plan with completion scheduled for 30 May 2028, and Park Grand, due for occupancy in 2028, spreads 65% over 10 quarterly instalments.

On entry price, HMR quoted an 862 sq ft one-bedroom in Goldcrest Bay Sands II at about PKR 3.5 to 3.6 crore in October 2026, and Emaar’s lowest listed starting price is PKR 5.9 crore for Park Edge. Larger buyers can compare Emaar’s Park Grand, from 2,575 sq ft, with HMR’s 2,880 sq ft three-bedroom in The Tilt, quoted at PKR 45,000 per sq ft on HMR’s payment plan (awaiting confirmation). Gulf-based buyers can read buying in DHA Phase 8 from the UAE, and the HMR Waterfront and Emaar Oceanfront guides list every tower.
