AA Waterfront’s structure was complete in October 2026 and finishing work had started, according to HMR’s sales team. That puts it among the most advanced towers at HMR Waterfront, with handover due in 2028.

Sea-facing units in AA Waterfront were asking about PKR 48,000 per sq ft in October 2026 and trading at about PKR 45,000 to 46,000 per sq ft. All sales are now resales from existing owners.

AA Waterfront has one-, two- and three-bedroom apartments, plus four- and six-bedroom duplex and triplex penthouses. The duplex penthouses come with a private rooftop pool and a private lift.

AA Builders and Developers is a Karachi developer with its head office in the Muhammad Ali Cooperative Housing Society. At HMR Waterfront it has two towers, AA Waterfront on the sea-facing belt and AA Beachfront on Plot 10.

Running costs at AA Waterfront

HMR estimates maintenance across HMR Waterfront at PKR 35 to 40 per sq ft per month once the community is running, covering security, cleaning, the clubhouse and shared facilities. At that rate, monthly charges at AA Waterfront work out as follows.
