The short answer
The Tilt is a residential tower at HMR Waterfront, DHA Phase 8, Karachi, built by Shayan Iconic Builders in a joint venture with HMR Group and due for handover in December 2030. As of October 2026, The Tilt is one of three HMR Waterfront towers selling new apartments, with sea-facing units at about PKR 45,000 per sq ft on a 48-month instalment plan.
The Tilt prices as of October 2026
HMR’s sales team gave a sea-facing three-bedroom apartment of 2,880 sq ft in The Tilt as its pricing example in October 2026. At PKR 45,000 per sq ft, that apartment costs PKR 129.6 million.
Prices in The Tilt vary by floor and view, and HMR had three payment plans for The Tilt’s available units at the time. Ask an adviser for the plan that matches the unit you want, because the split between monthly instalments and larger yearly payments changes the monthly figure considerably.
The Tilt payment plan
The Tilt follows HMR’s standard pre-launch plan, which collects 90% of the price during construction and 10% at handover. For the 2,880 sq ft example above, the plan works out as follows.
| Stage | Share | Timing |
|---|---|---|
| Down payment | 20% | At booking, or spread over the first three months |
| 48 monthly instalments of PKR 1,484,313 | About 55% | From December 2026 |
| Structure complete | 7.5% | When the tower’s structure is finished |
| Finishing starts | 7.5% | When finishing work begins |
| Handover | 10% | December 2030, on receiving the keys |
The two 7.5% payments are tied to construction stages, so they fall due only when The Tilt actually reaches them.
Who is building The Tilt?
HMR Waterfront describes The Tilt as an architectural landmark by Nikken Sekkei, the Japanese firm also behind H&S Residence, with an inclined shape that gives the tower its name. Units run from one to four bedrooms, plus penthouses.
Shayan Iconic Builders has towers under construction and delivered in central Karachi, including PECHS and Bahadurabad. At HMR Waterfront it builds The Tilt as a joint venture with HMR Group, under the same construction management and seafront building standards that Total Construction applies across the community.
Where The Tilt sits in HMR Waterfront
The Tilt is on HMR Waterfront’s beachfront belt, behind the completed deep-sea-facing towers such as H1 Tower and Saima Tower. Its sea-facing units look over the beach, while the open-sea views belong to the towers on the premium belt in front of it.
Running costs at The Tilt
HMR estimates maintenance across HMR Waterfront at PKR 35 to 40 per sq ft per month once the community is running, covering security, cleaning, the clubhouse and shared facilities. At that rate, monthly charges at The Tilt work out as follows.
| Apartment | Maintenance per month (PKR, estimate) |
|---|---|
| 3 bed, sea-facing | 100,800 to 115,200 |
| Example 1,000 sq ft | 35,000 to 40,000 |
| Example 1,500 sq ft | 52,500 to 60,000 |
| Example 2,000 sq ft | 70,000 to 80,000 |
Budget separately for the transfer charges and taxes due when the apartment is transferred into your name. An adviser can quote them for the specific unit.
